Landsec has unveiled a £15m expansion of Trinity Kitchen at Trinity Leeds, appointing food hall and entertainment operator Freight Island as part of its wider strategy to drive footfall through blended retail and leisure experiences.

The expansion represents Landsec’s largest single investment in Trinity Leeds since the centre opened in 2013 and will see the food court extended by 15,000 sq ft to create a 63,000 sq ft food and leisure destination, including a new outdoor terrace overlooking the city.

Trinity Kitchen was one of the UK’s earliest examples of a street-food-led food court, combining permanent restaurant units with a rotating line-up of independent traders. The destination now attracts more than 800,000 visitors a year.

The redevelopment, which has been approved by Leeds City Council, will see Freight Island take over as operator ahead of the venue’s relaunch in summer 2027. Construction will begin in late spring 2026, with Trinity Kitchen continuing to trade throughout the works.

The Leeds site will become Freight Island’s fourth UK venue, following the launch of its original Manchester location at Landsec’s Mayfield Depot in 2020, with a new site in Newcastle due to open later this year.

“Our investment reflects the growing importance of food, drink and leisure in creating destinations where people want to spend time, not just shop, and reflects our Landsec portfolio-wide ambition to deliver social dining environments across our major retail schemes,” commented Mark Warne, Director of Hospitality and Leisure at Landsec.

By partnering with Freight Island, we’re able to elevate the experience even further – introducing bigger, more dynamic spaces, new opportunities for traders and new reasons for people to visit and stay longer,” he added.

Dan Morris, Managing Director at Freight Island said Trinity Kitchen had a decade-long reputation for supporting independent food traders and creating social dining experiences.

“This project allows us to build on what Trinity Kitchen already does so well, while introducing new energy, scale and creativity through an expanded food and leisure offer, a brand-new entertainment space and a standout rooftop terrace overlooking the city. Food will remain at the heart of the venue, with menus driven by independent chefs and operators, alongside a programme of DJs, sports, performances, cultural and family events, all with a strong focus on showcasing and supporting local Leeds talent,” Morris added.
